FLOOR SYSTEMS
· Double 2 X 8 perimeters glued and nailed under load bearing walls with 16" O.C. 2 X 8 floor joists and block bridging (24 and 25 wide).
· Double 2 X 10 perimeters glued and nailed under load bearing walls with 16" O.C. 2 X 10 floor joists and block bridging (26, 27-6, and 31-6 wide).
· ¾" Tongue and groove subfloor. subfloor glued and nailed.
· ¼" underlayment under all vinyl areas

WALLS
· 2 x 4 -16" OC with R13 fiberglass insulation. or 2 X 6 -24" O.C. exterior wall construction with R-19 fiberglass insulation per plan and home design
· 2 X 4 -16" O.C. interior partition walls.
· Double 2 X 3 marriage wall 16" O.C. with 1/8" structural sheathing.

ROOF AND CEILING

· Underlayment with self-sealing 30 year warranty architectural fiberglass shingles.
· Underlayment freeze back protection (per code).
· R-38 Fiberglass ceiling insulation.
· 5/8" Drywall ceiling finished with smooth or spray texture.
· Shingle over rigid ridge vent
· 10" Eave overhangs with aluminum fascia and vinyl vented soffit - (24 and 25 wide - fixed - truss only / 26, 27-6, and 31-6 wide - folding).
· 10" Gable overhangs with aluminum fascia.

CAUTION NOTE TO BUILDERS: Vinyl vented soffit needs room to expand, same as siding.

INTERIOR
· 26 ounce FHA approved carpet floor covering with 1/2" pad.
· Vinyl floor covering in kitchen, baths, and utility rooms.
· Interior flush hollow core doors or white colonial six panel hollow core doors with matching colonial moldings, stained or painted white.
· Privacy lock sets on doors to baths and master bedroom.
· Door stops.
· Vented closet shelves with clothes bar.

EXTERIOR
· Fiber Glass insulated 6 panel front door and Fiber Glass insulated rear door with half glass (with keyed alike lock sets), or 6' vinyl patio door (floor plan dictates).All fiberglass doors have a 20 year warranty!
· Vinyl tilt white single hung windows with stools and screens (Low E specs).
· 4/4 Vinyl siding over 7/16" O.S.B. exterior wall sheathing.
· Exterior porch lights (one per exterior door).
· Front and rear door bells (2 locations).

PLUMBING
· Washerless faucets.
· PEX fresh water supply lines stubbed through floor.
· Shut-off valves on each fixture.
· PVC drain, waste, and vent system.
· 50 gallon Hot water heater if shown on plan!.

ELECTRICAL
· Wired per National Electrical Code.
· 3 Phone jacks.
· 3 Cable TV connections.
· 3 Fan boxes or additional ceiling lights in living room and master bedroom or rooms of your choice.
· 200 AMP main service panel box - interchangeable with Wesco, Bryant, GE and Sears.
· Two exterior weatherproof receptacles with ground fault interrupter (front and rear).
· AC/DC smoke detectors - one per floor and one each bedroom.
· Ceiling lights in kitchen, dining room, bath, hall, foyer, and stairwells.
· Switch and wire for basement light.
· Wired for washer and dryer (if shown on plan).

HEATING
· Electric baseboard heat with individual wall mounted thermostats in each room - 90 degrees max (except 75 degrees in NY per code) or hot water baseboard heating elements (option charge for hot water baseboard in two story units). Heat plant for hot water baseboard supplied by others.
· ILO above, all floor registers and return air grills installed for duct connection in field.

KITCHEN
· Merillat cabinets. six standard styles with four finishes. all Merrilat cabinets are available !
· Rolled Edge countertop with backsplash , or self edge. (other styles available upon request)
· Painted or stainless steel vented range hood with light and fan.
· Double bowl 8" deep stainless steel sink with single-lever faucet assembly and spray.
· Galley rail or crown molding over wall cabinets.
· Dishwasher installed.
· Disposal installed.
· Icemaker hookup.

CONTEMPORARY SPECIFICATIONS

- Cathedral ceilings per floor plan (REQUIRES 91 1/2" CEILING HEIGHT).
- Mt. Laurel and Catskill models with 12/12 vaulted roof have insulation and paint only shipped loose for vaulted area (No drywall supplied by Excel - drywall by others).

- 4/4 Vinyl siding over 7/16" O.S.B. exterior wall sheathing.
- Vinyl white single hung windows per floor plan.

TWO STORY SPECIFICATIONS

FIRST FLOOR CEILING

- 2 X 6 Ceiling joists 16" O.C. with 5/8" ceiling drywall and double 2 X 12 perimeters.
- Fiberglass insulation around exterior perimeter between ceiling and second floor.

EXTERIOR
- Vinyl 2856 windows throughout first floor (except kitchen and baths).
- Vinyl 2852 windows throughout second floor (except baths).

NOTE: Multifamily two stories have 3048 windows throughout (except kitchens and baths).
- All second floor siding is shipped loose.

SECOND FLOOR - FLOOR SYSTEM
- 2 X 8 Floor joists 16" O.C. - 24 and 25 wide.
- 2 X 10 Floor joists 16" O.C. - 26, 27-6, and 32-6 wide.

INTERIOR

- Double 2 X 4-marriage wall 16" O.C. with 1/8" structural sheathing.

- Railing supplied by builder and installed by builder.

PLUMBING
- Plumbing stubbed to the second floor. All horizontal plumbing between floors to be completed by others on site with Excel supplied materials.
- Drywall left off to make plumbing connections (floor plan dictates). Necessary drywall will be shipped loose.

ROUGHSET
includes and is not limited to the following: Set house,
Adjust and bolt together,
Secure at sill plate,
Drop overhang,
Set shingles and ridge vent,
Install gable inserts,
and (on split-entry models) Close in and seal front entry.

FINISHED GARAGE - ROOM ADDITION SPECIFICATIONS

(Additional Specifications for Garages - Room Additions Only)
- Finished garage - room additions do not include optional windows or patio doors.
- Garages have temporary floor joists only.
- Garages include rough openings for 9'0" X 7'0" garage doors supplied by others where shown.
- Garages include fire door between house and garage and rear door.
